Or EVEN WORSE! Watering down paint to make it go further! How can you be confident your home will be in safe hands? Could you do it yourself? The Resene team is super helpful with giving advice. But can you identify when an oil-based paint has previously been used or if it’s other paints that you can’t just paint over? Simple, you think, I’ll just prime it first! But did you know that using the wrong primer can cause the old paint colour to bleed through or not adhere properly, causing the paint to flake? What’s worse, prepping and painting can be a time-consuming process for you that starts off exciting but then becomes draining to finish. To get it wrong and have to do it all again - what a hassle!! One Tuesday afternoon, I received a phone call from a client we’ve been working with continuously over the past year on his rental properties. “I've got some paint flaking in the bathroom and I need you to take a look at it.” On arrival, the bathroom paint system was failing badly, flaking, alligatoring, cracking, splitting in the gib joints, and even moulding! Upon inspection, I noticed that there was an oil-based paint under the flaking paint, but the top coat looked water-based and not even bathroom paint! YIKES! The previous tradesmen to paint this bathroom for my client two years earlier did a very poor job. In such a short time, it did so much damage just because of a tradesman cutting corners. Due to the cracking paint, moisture damage to the gib meant moulding & soft gib. This became an expensive fix, more than it needed to be had he hired someone who knew what they were doing the first time around. Replacing the gib, plastering the new gib and repainting the correct system was costly. He was just lucky to have caught it before it affected the house framing. Had the original tradesman known what he was doing, a coat of SureSeal undercoat to the oil base followed by the proper bathroom paint on top would have saved my client a huge amount of money and hassle! Although the said client had noticed the flaking and poor paint throughout routine tenancy house inspections, he chose to wait till the end of the tenancy to repair the issue. If only he had dealt with it sooner, as soon as he noticed... It would have just been a redo of the paint system and not an entire bathroom renovation! When is the perfect time? Now is the perfect time.
